Purchase Requirements – Deposit (s)/ Pre-approval Letter?


One of the requirements to purchase an Eagle Landing at Brush Creek town home is a Pre-approval Letter from a recognized bank or mortgage broker that details the maximum home purchase price for which you intend to qualify.

The Homes at Eagle Landing will have all types of Financing available for buyers
(Conventional, FHA, VA and USDA).

 

 

  • Programs to assist with a down payment, such as the Eagle County Assistance

loan and CHFA programs, are available for buyers who need help with the Down Payment

and Closing Costs.

 

  • For buyers who qualify, it is possible to purchase one of these homes with assistance toward

most of the money needed at Closing.

 

  • The important piece for buyers will be using a local Lender who works with all of these financing resources

regularly. A strong loan approval will be required to write a contract as the funds deposited

up front are not refundable.

Will Eagle Landing at Brush Creek incorporate sustainable design?

 

Eagle Landing at Brush Creek has been designed to the latest Town of Eagle building code, which incorporates many best-practices for sustainable design – e.g. upgraded insulation, durable finish materials, and energy efficient appliances.  These building standards reduce the annual cost of home ownership and environmental impact.  Our homes would qualify for most green-building certification programs based on the sustainable construction and infill location.

What is a Modular System-Built home?


The homes are system-built modular homes. This means that they are built in a climate-controlled factory using the same high-quality materials that are available for use in traditional homes and more precise building techniques that are capable inside a factory. Modular homes are intentionally designed with additional insulation and other energy savings to reduce your maintenance costs. These system-built homes offer the benefits of assembly line building in a manufacturing facility. This removes delays caused by the weather and is a more efficient process that reduces the construction time and material waste. Building materials and tradesman are not exposed to weather which in turn results in a better quality home!

Will the homes in Eagle Landing Qualify for conventional financing?

Will the homes have a warranty?

 

All homes will carry a one-year warranty from the local general contractor, Valley Contracting, LLC. The homes will also have a ten-year structural warranty from one of the leading structural defects insurers in the industry, 2-10 Home Buyers Warranty.

What will the Home Owners Association dues be at Eagle Landing at Brush Creek?

 

The development team has commissioned a third-party reserve study and has prepared an initial HOA Budget for the Eagle Landing at Brush Creek Owners Association.  For all 13 Phase I units, the HOA fee is estimated to be $275 per month.


What is the planned form of ownership for Eagle Landing at Brush Creek and will there be a Homeowners Association?
 

Eagle Landing at Brush Creek will be a town home community with individual platted ownership of each home.  There will be a Home Owners Association to oversee the maintenance of common elements and community expenses such as insurance and reserves.
